I like the Leyden Credit Union calculator for figuring out payments. It is slightly clunky but it’s worth sticking with if it seems a little odd.
To figure out what a loan will cost every month enter the following information on the Leyden CU calculator.
- a loan amount
- an interest rate expressed as a whole number with a decimals if necessary (i.e., use 5.125 and not 0.05125)
- the number of payments – use 360 for a 30 year loan because 12 payments per year for 30 years is 360 payments
- leave payments per year at 12
Leave the payment amount blank. Hit compute.
How to determine how much you can borrow
The Leyden Credit Union calculator does the usual task of figuring out what a payment will be.
But you can also use it to determine what you can afford.

Title insurance is paid-in-full at closing. Refer to rate cards for the actual cost of coverage.
The default provision of the NWMLS forms are that sellers shall provide a Homeowner’s Policy to buyers. The buyer can choose inferior coverage if they wish. Or their agent is silly.
The cost for a Homeowner’s Policy is stated in column #3 of the rate cards.
Buyers must insure their lenders. For a purchase loan use column #4 and for a refinance use column #5.

How you will lose your house
This post is to explain the basics of how borrowers/owners lose their properties after defaulting on their mortgages. As with all things that involve legal issues I want to tell anyone & everyone that I am not an attorney and this is not a legal opinion. I am a real estate agent who is trying to be helpful. My goal is to offer an overview of the process so that people in trouble can ask better questions of more qualified people (home counselors or attorneys or trustees or lenders).
The first step – missing a payment
The first thing a borrower has to do is miss a payment. A payment is due on the first of each month and is considered late after 30 days. Yes, the lender will impose a “late fee” if the payment is made on-or-after the 16th of the month but the payment is not formally late until 30 days have passed.
Borrowers should expect a call from their lender once a payment is 30 days late.
